Homes are taking longer to sell, but supply is still tight in Huron Township

The one fact that changes what you should do right now: homes in Huron Township are taking longer to sell. The Real Estate Data Aggregator counted a median of 45 days on market for the three months ending July 31, 2026. That is 25 days longer than the same period in 2025. If you are a seller, your list price is the lever you control most.

That slower pace is not just a Huron Township pattern. Redfin reported that 21% of U.S. home sellers dropped their asking price during the four weeks ending September 20, 2026. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. At that rate, buyers feel the payment on every extra dollar of list price. A home priced a little high does not just sit. It can signal the wrong thing to buyers who are already watching their budget.

Supply is still tight. That matters for buyers.

The Real Estate Data Aggregator recorded only 19 homes for sale in Huron Township during that period, down 5% from a year before. Months of supply came in at 1.6, also down. Pending sales reached 45 for the period, up 87.5% from the same months in 2025, according to the Real Estate Data Aggregator. New listings came in at 40, up 8.1%. More buyers are going under contract than sellers are entering the market. That keeps the balance tilted toward sellers, even as individual homes take longer to find a buyer.

What the sale-to-list ratio tells you

The Real Estate Data Aggregator put the average sale price at 99.5% of list price for the three months ending July 31, 2026. That is up 1 point from a year before. In plain terms: sellers are getting nearly every dollar they ask for, once a buyer says yes. The issue is getting to that yes. The share of homes that sold above list price slipped to 27%, down 5 points from the same period in 2025. Fewer bidding wars. More homes selling at or just under asking.
